6 ways to add value to your home

Rate this Entry
We all know the saying ‘home is where the heart is’ and it’s no surprise since we spend most of our non-working hours in our house. So, it goes without saying it should be a place that not only makes you feel good, but maintains it’s value should you ever look to sell.

Here are a few tips that can help you add value to your home.

Focus on small improvements

If budget is an issue, making minor changes can have maximum impact to the value of your home, if you choose the right changes. Making a list of small improvements is a good way to work out which will add value. If an item is more for your own pleasure (such as paintings, furniture or electronics) then it should not be a priority. If an item is to make the house better (such as new fixtures, faucets and other functional items) then it is likely to add value.

Light and space

Home living trends are moving more towards light and space, with open plans gaining popularity all the time. If your house has lots of small rooms, it can reduce the flow of the home. Consider knocking down walls to open up rooms, such as living and dining, or the kitchen and the family room. As long as they aren’t load bearing, such a project is very feasible for most budgets and can really improve the feeling of increased space. Likewise, ensure windows are prominent and where possible, consider putting in a skylight.

Modernise your window coverings

Sticking with the windows, having appropriate coverings can also maximise light entry while still allowing privacy. The windows can be a major part of any room and investing in quality window coverings such as curtains, blinds or shutters can help make your home reach the next level of appeal. Ram from Royal Crest Blinds has helped thousands of families with an array of blinds and other window coverings. His experience and flair has allowed him to choose custom products to suit each clients’ space, and get the most aesthetic appeal and functionality.

Consider solar panels

Many homeowners struggle to pay their high energy bills, so investing in solar power is not only a smart move for you personally but adds value to the home should you wish to sell it. With renewable energy becoming so important, both financially and environmentally, solar panels will help reduce your power usage. Couple this with battery storage and you can have free stored energy to use around the clock!

Upgrade your bathroom

One of the most important rooms in the home is the bathroom. It is a highly used room that most people start and finish their day in. Visitors always judge a house by their bathroom too. So, it needs to be modern, clean and functional. A bathroom renovation will instantly make your home worth more and make it easier to sell. Some upgrades for a remodel include a walk-in shower, double sink vanity, hydronic heating, freestanding bath, modern fixtures and lighting and a heated towel rack. The ideas are endless, but make sure you get a professional to do the job right. Carl from My Bathroom Renovations in Melbourne knows a thing or two about renovating and stresses the old adage “you get what you pay for”.

The curb appeal is real

For your house to sell, it must be appealing from outside. Chances are that a potential buyer may never get inside the house. Research has shown that good appearance from the curb can add up to 10% of the value of your house. One of the ways of improving this appearance is painting the outside. Choose exterior details and colours that resonate with maximum buyers and ensure some features like the shutters are articulated. The driveway should also be well maintained; it is the entrance to your house and will leave a good first impression to someone thinking of buying your property.

You may not realise how important improvements to your house can be in terms of adding value. But even small efforts will pay you back handsomely.
